2. We are thinking about _XYZ__ co., We’ve never heard of your company? I understand your concern, and you do realize that it’s the individual agent’s activities that sell homes, not the company. If the agents are relying on the company’s name, or gimmicks it means the agent typically has low skills.
3. We’ll save the commission by selling it ourselves.
Currently there are ________ homes on the market and last month only ________ homes actually sold.. That’s a ________supply of homes on the market if no other homes come on the market and last month _______ homes came on the market. What’s worse is that only 2% of all the FSBO’s sell themselves and 98% are listed with Real Estate Professionals. Fsbo’s only have a 2% chance of selling and that’s in a great market not a down turning one.
4. Lets list high we can always come down.
Most people won’t even bother looking at properties that are price high.. want to have the opportunity to negotiate multiple offers up, rather no offers at all.
5. We want to think it over.
Listing and selling a home is always a big decision but it is one that must be made to get on with your plans, if you feel comfortable and confident that we can sell your home, then you’ve already made that decision all you need to do now is sign the contract.
6. I have a friend or relative in the business.
Almost everybody does, do you want to do your friend a favor or are you 100% committed to getting your home SOLD.
7. Another agent said they could get more money.
Agents will frequently tell you what you want to hear, rather that tell you the truth. Do you want to hear the truth?
8. We haven’t seen your signs in our area.
Obviously in this market you have to work a larger territory than in the last few years, we have developed a strategy to sell homes all over the area, this way your home is exposed to buyers calling on homes from all over.
9. What do you do to sell homes? What’s your marketing plan?
Are you aware that there are two kinds of agents? Passive and Pro ACTIVE. We are Pro Active Agents meaning that we actively go out and look for business vs. Passive agents that Passively wait for business to find them.
10. Will you Cut your Commission? The Other agent will?
No! If other agents can’t even defend their own worth, how can they defend you and your price in a negotiation?
